Uses the middle of the range taken at once, an illustrative 7% rate compounded twice a year, and home prices rising 3% a year. Reverse mortgage rates are typically higher than regular mortgage rates. Real results will differ, and equity can be lower than shown.

How the estimate works

Lenders base the amount mostly on the age of the youngest borrower. The older you are, the higher the percentage of your home's value they may lend. Couples get a little less than a single borrower of the same age, condos get less than houses, and homes outside the main metro areas get less again. Lenders also set minimum home values and lending areas, and the final number always comes after a valuation.

This calculator is calibrated against real BC approvals and capped below the usual maximum of 55% of home value. Treat it as a starting point, not a quote.

Gross access vs cash in hand

The range above is gross access. If you have a mortgage or line of credit on the home, it is paid out first. Set up, appraisal and legal fees also come off. What is left is your cash in hand.

Example

A $900,000 house in the Kelowna area, single borrower aged 70, shows roughly $351,500 to $396,500. With a $100,000 mortgage still owing and about $4,000 in costs, cash in hand would be roughly $247,500 to $292,500. Illustration only.

Why borrowing less, later, saves money

Every dollar you borrow today starts building interest today, and it compounds. If you only need part of the money now, a product that lets you draw the rest later can leave a lot more equity at the end. Your Equity Report shows these trade-offs in plain numbers.

Some lenders factor in life expectancy, which is longer on average for women, so the loan is expected to run longer.
